A modular or prefab home is a factory-built home. It is manufactured and constructed indoors in our state-of-the-art production facility and then transported in modules to your lot and completed on-site.
Utilizing specialized equipment, your home is carefully loaded onto air-ride specialty trailers and transported to your lot. Our highly skilled delivery team cranes it onto your foundation and installs it in a single day. Learn more about our building process.
There are many advantages of modular construction versus traditional construction. Modular homes are built to a higher standard and in a controlled environment where we can control materials, labour, superior workmanship, cost and timing, within our indoor facility. Timelines for your project will be provided by your dedicated Building Consultant and are dependent on your design, the level of finishes you select, and your build location, as well as your township and permitting requirements. Our construction timelines are typically within 10 to 16 weeks, from the time we start building to the time you move in. See our step-by-step building process.

No, our homes are not sold off the shelf as kits. Quality Homes provides a complete home, which includes a foundation. We offer turnkey services under one roof in-house so you only have to deal with one reliable company for the construction of your entire custom home or cottage.

Yes, we include a ducted system with gas/propane furnace, HRV, and hot water heater.
Yes, every Quality Home includes a poured concrete foundation as part of your home’s included specifications, which is also included in your purchase price. If your property doesn’t permit, we also do crawlspace or walkout basements depending on the lot characteristics. At this time, foundations are excluded from our Suite Collection.
No, they do not get built on slabs. Our standard inclusion is a full height basement, which can be finished if you choose. Basements are perfect for storage or finishing off for extra family space.
We have four collections of homes, including bungalows, two-storey, cottages and suites. All built as four-season homes to the Ontario Building Code and ranging from 500 sq. ft. to 3000 sq. ft. and beyond. View our Design Collection.
Compared to our regular homes, our Suites hit the same performance levels. They are a four-season detached home, just in a smaller footprint. At this time, foundations are not included for our Suites and is the responsibility of the customer. There are also small differences in décor inclusions. Yes absolutely. Our Building Consultants will work with you one-on-one to make any changes or personalizations you want to your home. While we have a wide selection of designs in our Design Collection to choose from, you can modify a plan or work with us to design a completely custom home just for you. No, we do not build additions. However, we build secondary dwellings or ADUs (Accessory Dwelling Units), also known as granny flats, which would be a complete living unit for independent living from the existing dwelling. Check out our Suite Collection.
You are responsible for providing a lot or space on your existing property. Plus, site prep and grading, as well as site services such as well and septic (where necessary), and hook-ups to municipal services such as hydro, cable and phone services. Quality Homes will also assist you with securing a building permit as well as any other challenges that arise.
Quality Homes does not supply financing directly but we work with a variety of dedicated banking partners who can provide expert financial advice for your modular home build. Browse our list of Banking Partners.
We have a dedicated Permit Coordinator in-house who is here to assist you with the permit process. We will contact your building department to find out all of the permitting pre-requisites for your lot including applicable site plan and conservation requirements. We will also provide you with a full set of architectural drawings for your application. While this service is complimentary, any building permit fees and development charges payable to your township are for your account. Meet our Permit Coordinator.
Other costs to consider include permit fees, municipal fees, site prep and grading, services to the home, and any landscaping. Contact our team to help you outline a budget.
Quality Homes offers a full 10-year extended structural warranty, which is three years longer than Tarion Home Warranty Corporation’s 7-year standard. Quality Homes has been nominated for the Tarion Award of Excellence. In partnership with Tarion, we guarantee that every Quality home is free from defects in workmanship and materials. Furthermore, some products also come with specific manufacturer’s warranty details.
All new home purchases are subject to HST. However, a rebate up to $24,000 may be available on your new home if it is your primary residence. Talk to us. We can help!
There are so many options that factor into the pricing of a Quality Home. Price is dependent upon things like the design, level of finishes you select, your build location and timing.
