Quality Homes builds custom modular homes and cottages across Central and Southwestern Ontario. Every home is constructed indoors at our production facility in Kenilworth, Ontario, then transported to your lot and installed on your foundation. A modular home (also called a prefab home) is a factory-built home constructed in sections called modules at an indoor production facility, then transported to your lot and assembled on a permanent foundation. Unlike site-built homes, modular homes are built in a controlled environment, which protects the structure from weather and allows for tighter quality control throughout construction. Once construction of the modules is complete, your home is loaded onto air‑ride specialty trailers and transported to your lot. A crane is used to place the modules onto your foundation, and our experienced delivery team typically installs the home in a single day. Yes. Quality Homes’ modular building process produces airtight, energy-efficient homes designed for Ontario’s climate. Standard features include high-quality insulation and a Heat Recovery Ventilator (HRV) system, which together help reduce heating and cooling costs year-round compared to older or less efficient conventionally built homes. Building a modular home with Quality Homes typically takes 10 to 16 weeks from the start of construction to move-in. No, the lot is the customer’s responsibility. You need to own or acquire the land where we will build. If you don’t yet have a property, we work with a network of trusted realtors who can help you find a suitable lot for a modular home or cottage. We review your lot details and, where needed, conduct a site visit to assess access routes, setbacks, foundation options, and available services. This helps us confirm your property’s suitability and identify any site-specific considerations before you commit to a build. Send us a message to assess your lot.
Yes. For most Quality Homes, a poured concrete foundation is included in the home’s specifications and purchase price. Where required by the lot, we can also build crawlspace or walkout basements. Please note that foundations are not included with our Suite Collection; these are the customer’s responsibility. Learn about our full build process.
No. Quality Homes does not build on slab foundations. Our standard inclusion is a full-height basement, which can be left for storage or finished later as additional living space. Depending on your lot, crawlspace or walkout basement options may also be available.
You are responsible for providing the lot, site preparation and grading, and services such as well and septic, where needed. You’ll also arrange connections to municipal utilities, including hydro, cable, and phone. Quality Homes assists with permits and works with you to address any site-specific challenges. Quality Homes offers four collections of bungalows, two-storey homes, cottages, and suites, all built as four-season homes to the Ontario Building Code. Plans typically range from approximately 500 to 3,000+ square feet. View our Design Collection.
A Quality Homes Suite is a four-season detached home built to the same performance standards as our regular homes, but with a smaller footprint, making it ideal as a secondary dwelling or ADU (Accessory Dwelling Unit). No. Quality Homes does not sell off-the-shelf home kits. We provide a complete, turnkey modular home, including the foundation and all construction services under one roof. You work with a single company for design, permits support, construction, delivery, and installation.
A Quality Home includes a fully finished, four-season home with a poured concrete foundation, delivery to your lot, and all construction completed. Once work is done, you simply add furniture and appliances and move in. Contact our team for a full list of features and finishes.
Yes. Standard mechanical inclusions are: a ducted system with a gas or propane furnace, a Heat Recovery Ventilator (HRV), and a hot water heater. These systems are designed to support year-round comfort and energy efficiency in Ontario’s climate. See our air-tightness and energy performance.
Absolutely. You can personalize any existing plan with layout or décor changes, or work with our Building Consultants to design a completely custom home from scratch. Quality Homes does not act as a subdivision or community developer, but we do partner with developers and builders to design, supply, and build modular homes for multi-family or community projects. Learn about our Partnership Opportunities.
No, we do not build additions attached to existing homes. Instead, we offer secondary dwellings (also called ADUs, accessory dwelling units, or granny flats), complete, self-contained living units built as separate structures on your property. Quality Homes does not provide in-house financing, but we work with dedicated Banking Partners who specialize in modular construction mortgages. They can help you understand approval requirements, payment structures, and mortgage options specific to new modular home builds.
Yes — we have a dedicated Permit Coordinator who manages the permit process on your behalf. We contact your local building department to confirm all requirements, provide architectural drawings, and help prepare your application. This service is complimentary; permit fees and municipal development charges remain your responsibility.
Beyond the home price, budget for: building permit fees, municipal development charges, site preparation and grading, utility service connections (hydro, water, septic, where applicable), and landscaping. Our team can help you build a realistic project budget.
All new home purchases in Ontario are subject to HST. However, if the home will be your primary residence, you may qualify for a federal and Ontario new housing HST rebate of up to $24,000 under current government programs. Eligibility conditions apply. Modular home pricing depends on several factors: your chosen design, level of finishes, build location, site conditions, and timing. Quality Homes provides a 10‑year extended structural warranty, which is three years longer than the standard 7‑year Tarion coverage. In partnership with Tarion, we guarantee that your home is free from defects in workmanship and materials, and many individual products also carry their own manufacturer’s warranties.
