According to RENX, “The multi-family real estate asset class has shown remarkable resilience, even in the continued current high-interest-rate environment.”

In other words, in Ontario’s low-supply, high-demand markets, housing density allows more homeowners (and builders!) to access more capital faster, either by offering more opportunities to own a new home (for purchasers) or by selling multiple units at once (for builders). As a result, multi-family housing is growing in popularity from both sides of the equation.

When addressing the current housing landscape, RENX says that “Canada’s record-breaking population growth, combined with the challenges of unaffordability, has fueled demand for rental units, even amidst rising interest rates.” Which means that as the cost of housing rises, so too does the demand for rentals of all shapes and sizes.
